Description

Introduction

The Meden Vale Property Auction Site represents a rare and exciting development opportunity in the heart of Nottinghamshire. Furthermore, this 2.08-acre parcel, formerly known as the Three Lions Public House, comes to market with detailed consent already granted for 41 mixed residential units. Consequently, developers and investors can bypass one of the most challenging phases of a project—planning approval. In addition, the established road frontage and nearby amenities ensure strong market demand and potential for value appreciation.

Development Opportunity Overview

This prominently located site on Netherfield Lane, Meden Vale, offers a blend of heritage and modern potential. Moreover, the existing two-storey pub building provides scope for conversion into unique residential units or community space. In addition, preliminary feasibility studies indicate that the retained structure could house up to eight apartments, thereby reducing construction costs and preserving architectural character. Therefore, creative developers will find this dual-use approach both cost-effective and technically feasible. To streamline acquisition, all architectural drawings and planning conditions are available in the Similar Development Opportunities portal. Hence, bidders can perform due diligence efficiently and proceed with confidence.

Planning Consent & Site Potential

Detailed planning consent covers 41 mixed units, comprising one-, two- and three-bedroom apartments. Furthermore, the permission includes landscaped courtyards and parking allocation to meet local authority requirements. Additionally, reserved matters approval outlines materials, elevations, and landscaping, ensuring clarity for contractors and architects.

  • Approved Unit Mix: 12×1-bed, 20×2-bed, 9×3-bed apartments
  • Communal Areas: Landscaped courtyards, cycle storage, bin stores
  • Parking Provision: 50 spaces (including disabled bays)

The comprehensive planning pack can be downloaded via the Mansfield District Council Planning Portal. Consequently, you can review conditions, timelines, and environmental considerations before bidding.

Location & Transport Links

Meden Vale boasts a strategic location approximately 6 miles from Mansfield town centre. Moreover, residents benefit from excellent connectivity:

  • Road: A617 provides direct access to M1 junction 29 in under 20 minutes.
  • Rail: Mansfield train station (4 miles) links to Nottingham and Sheffield in under 45 minutes.
  • Bus: Regular services on Netherfield Lane to surrounding villages and commercial hubs.

Furthermore, local amenities such as Meden Vale Primary School, convenience stores, and healthcare facilities lie within a mile of the site. Therefore, future occupiers will enjoy both rural charm and urban convenience.

  • Prominent frontage and high visibility
  • Existing pub building for heritage conversion

Investment Highlights

This lot stands out for its blend of planning security and location advantage. Additionally, the consented unit mix caters to first-time buyers, young professionals, and downsizers alike. Consequently, rental yields and resale prospects remain strong. Furthermore, the auction vehicle ensures transparent pricing and a fixed timeline, making it ideal for institutional or private investors.

Key Consideration:
With planning consent secured, the primary risk of obtaining local authority sign-off has been mitigated. Therefore, the remaining variables pertain to construction costs and sales strategy, both of which can be finely controlled.

Market Context & Demand

Nottinghamshire has witnessed steady population growth over the last decade, driven by employment hubs in Mansfield and Nottingham. Moreover, demand for high-quality apartments has outpaced supply, particularly for well-located conversion schemes. In addition, low borrowing rates and government incentives for first-time buyers continue to bolster demand. Therefore, a fully consented, ready-to-go project offers an edge in a competitive market.

Local Area & Community

Meden Vale, historically a mining village, retains a strong sense of community and local identity. Additionally, community events at the Meden Vale Social Club and village hall foster resident engagement. Meanwhile, new housing developments have revitalized the area, attracting young families and professionals. Consequently, this site sits at the intersection of heritage and growth.

Legal & Technical Documentation

All legal packs, environmental assessments, and services reports are available upon request.

  • Legal Pack: Title, covenants, easements
  • Services Report: Drainage, utilities, telecoms
  • Environmental: Flood risk, contaminated land desk study

Furthermore, an independent structural survey of the existing pub building confirms sound masonry and roofing integrity, thereby reducing renovation risks.

Sustainability & Future Growth

The planning consent includes provisions for sustainable drainage systems and native landscaping. Moreover, there is scope to incorporate photovoltaic panels and electric vehicle charging points within the parking area. Consequently, the scheme can achieve high energy-efficiency ratings, appealing to eco-conscious buyers. In addition, Nottinghamshire County Council’s latest Local Plan highlights Meden Vale for modest growth, ensuring continued infrastructure investment.

Opportunities for Customization & Value-Add

Developers may explore:

  • Mix-use conversion of ground floor into café or co-working space
  • Modular build extensions in the rear courtyard
  • Green wall installations to enhance street frontage

Therefore, the site offers not only turnkey planning consent but also creative scope for value enhancement.

Financing & Investment Support

Several lenders specialize in forward-funded development loans for consented sites. Moreover, the auction format can be financed via bridging loans, subject to pre-approval. In addition, Capital Gains Tax reliefs may apply for qualifying investors. Consequently, both traditional and alternative funding routes remain open to serious bidders.

Guide Prices

A guide price (to include a range of prices), is not an indication of the anticipated eventual selling price or a valuation; it is an indication of the minimum price ( “the Reserve” ) at which (or range of prices within which) the seller might be prepared to sell. The eventual sale price can and frequently does, exceed the guide price.

Where a range is given, the Reserve will sit within that range and will not exceed the top end of the range. Where a single figure Guide Price is given, the Reserve will be within 10%, upwards or downwards, of that figure.

The guide price may be subject to change up to and including the day of the auction. The latest published guide price (or range of prices) is displayed on our website, and you should check the website regularly for updates and on the day of the auction.

All guide prices are quoted “subject to contract”.

Please note the guide price for the Lot does not include: – any Buyers’ Fee charged by the auctioneers; – VAT on the sale price; – SDLT or any other Government taxes.

Additional costs and fees charged by the seller or third parties that might apply to some Lots and/or some buyers.

If a guide price is listed as “TBA”, it means no guide price has been set at present. Please do call our office about this. The guide price, or range of prices, will be published online immediately it becomes available and you should check the auction website regularly for updates and on the day of the auction.

Reserve Prices

The reserve price is the minimum price at which the Lot can be sold.

Whilst every effort is made to ensure that the advertised guide prices are up to date. it is possible that the reserve price set for any Lot may exceed the previously quoted guide price. This is because the seller may fix the final reserve price just before the Lot is offered for sale and you should check the website regularly for updates and on the day of the auction.
