Description

Amenity Land for Sale at Auction | Four Freehold Plots | Warlingham Surrey CR6 | Lot 87 | Palace Auctions London

Palace Auctions London proudly presents Lot 87: four individual freehold plots of amenity land in Warlingham, Surrey. Each plot measures approximately 220 square metres and carries its own registered title. Furthermore, each plot offers a rare and affordable opportunity to own a piece of the Surrey countryside. Title numbers SY804073, SY804083, SY804075, and SY804085 are sold as individual lots. However, buyers may bid on one or more plots to suit their requirements. The land sits between Washpond Lane, Ledgers Way, and Broom Bank Cottage in the popular and sought-after postcode area of CR6 9QG. Consequently, these plots offer genuine appeal for investors, nature enthusiasts, and those seeking a private piece of Green Belt land.
Location & Surroundings Warlingham occupies a prime semi-rural position in Tandridge District, Surrey, on the rolling chalk hills of the North Downs. Moreover, the village enjoys Green Belt protection. This preserves its natural beauty and rural character for generations to come. The immediate surroundings feature mature trees, established hedgerows, and open countryside — creating a setting of genuine tranquillity and privacy. Additionally, Broom Bank Cottage and neighbouring residential properties add a quiet, established character to the area. The land benefits from the character and charm of the Surrey Hills. Furthermore, it does so without sacrificing connectivity to central London. In contrast to more urbanised locations, Warlingham delivers a pace of life that buyers increasingly seek.
The Land Itself Each plot of approximately 220 square metres forms part of a well-defined parcel situated between Washpond Lane and Ledgers Way. Furthermore, the land sits in a naturally green, leafy setting. The gentle contours of the North Downs provide a picturesque backdrop. These plots represent amenity land in the truest sense — open, accessible, and rich in ecological character. Additionally, buyers wishing to use the land for private leisure, nature conservation, or wildlife habitat enhancement will find each plot exceptionally well suited. Prospective purchasers are strongly advised to inspect the land in person. Moreover, they should consult the legal pack prior to bidding. All buyers should undertake their own due diligence regarding boundaries, access, and any covenants or restrictions affecting the title.
Tenure & Title Details: All four plots are offered freehold, providing buyers with outright ownership and long-term security. Furthermore, each plot is individually registered at HM Land Registry under its own title number: SY804073, SY804083, SY804075, and SY804085. Consequently, buyers enjoy complete clarity regarding the legal identity and extent of their purchase. A full legal pack is available for each lot and is accessible to registered bidders via the Palace Auctions London website. In addition, prospective purchasers should instruct a solicitor to review the legal pack before bidding. Palace Auctions London recommends that all buyers complete their due diligence before placing a bid. This is important, as the successful bidder exchanges contracts on the fall of the hammer. Therefore, preparation and legal readiness are essential steps before auction day.
Investment Appeal: Amenity land in Green Belt Surrey represents one of the most secure and accessible forms of tangible property investment available today. Moreover, with land scarcity increasing across South-East England, these plots offer genuine long-term value potential for discerning buyers. Additionally, the affordable guide price of £10,000 per plot provides an accessible entry point for first-time land buyers and experienced investors alike. Furthermore, as land of this character becomes increasingly rare within commuter belt Surrey, demand continues to grow steadily. Buyers may choose to use the land for personal enjoyment, leisure, or ecological purposes, subject to any applicable planning requirements or covenants. Consequently, each plot represents a flexible and versatile asset well suited to a variety of ownership goals. In addition, land in Green Belt locations rarely becomes available at this price point. This makes Lot 87 an exceptional opportunity.

Potential Uses:

Amenity land of this type lends itself to a wide range of lawful and enjoyable uses. Furthermore, buyers may wish to establish a private nature sanctuary, undertake tree planting, or create a quiet personal retreat away from the demands of modern life. Additionally, wildlife gardening, habitat restoration, and ecological conservation projects represent increasingly popular choices for amenity land owners across Surrey and beyond. Moreover, buyers interested in foraging, nature walks, or outdoor recreation will find these plots offer year-round appeal. However, it is important to note that any change of use, construction, or formal development will require the relevant planning permissions. Therefore, prospective purchasers must satisfy themselves as to the permitted uses of the land before bidding. In addition, consulting a planning specialist is recommended for those who wish to explore future development or structural possibilities.
Transport & Connectivity: Warlingham enjoys excellent connectivity, making these plots attractive to buyers travelling from across London and the South-East. Furthermore, Upper Warlingham railway station provides regular services to London Bridge and London Victoria, with an average journey time of approximately 45 minutes. Additionally, Woldingham station, approximately 3.6 miles away, also offers direct services to central London. Moreover, bus routes connect Warlingham to Croydon, Caterham, and surrounding villages, ensuring strong local transport options. By road, the A22 and A25 both provide straightforward access to surrounding towns. Consequently, Junction 6 of the M25 motorway lies just 6.5 miles from the village. This enables fast travel to London, Gatwick Airport, and Heathrow Airport. In addition, Biggin Hill Airport — London's dedicated business aviation hub — sits only 3.4 miles away. Therefore, connectivity from this location is outstanding by any measure.
Local Amenities & Village Life: Warlingham village offers a rich and vibrant community life, centred around the charming Warlingham Green. Furthermore, independent retailers, coffee shops, and traditional pubs — including the much-loved White Lion — create a warm and welcoming village atmosphere. Additionally, a Sainsbury's superstore and a Londis convenience store on Limpsfield Road ensure everyday essentials are always close at hand. Moreover, boutiques and specialty shops along Limpsfield Road add to the appeal of this well-served village. The area also boasts excellent sports and leisure facilities, including cricket, football, rugby, tennis, and squash clubs. In addition, several gyms and fitness studios cater to health-conscious residents. Consequently, buyers choosing to own land in Warlingham become part of a thriving, active, and welcoming community. This community takes great pride in its surroundings.

Green Spaces & Natural Environment:

The natural environment surrounding these plots is one of Warlingham's most compelling attributes. Furthermore, Blanchmans Farm Local Nature Reserve provides an outstanding habitat for wildlife and a wonderful escape for walkers, nature lovers, and families. Additionally, Hamsey Green Pond adds scenic beauty and ecological richness to the immediate area. Moreover, the wider North Downs Area of Outstanding Natural Beauty frames the village with breathtaking countryside landscapes of rolling chalk hills and ancient woodland. Consequently, buyers purchasing these amenity plots join a community that deeply values and actively protects its green spaces. In addition, the Green Belt designation around Warlingham ensures that the rural character of the area will endure. Therefore, these plots not only represent a financial investment. They also represent an investment in lifestyle, wellbeing, and connection to the natural world.

Warlingham benefits from excellent proximity to a range of attractive and well-served towns and villages. Furthermore, Caterham, to the south-west, offers extensive shopping, dining, and leisure options alongside excellent rail connections. Additionally, Oxted, to the east, is well known for its independent shops, restaurants, and leisure centres. Hamsey Green, immediately to the north, supplies local shops, green spaces, and a strong residential community. In addition, the historic and well-regarded town of Reigate sits within easy driving distance, offering further amenities and lifestyle options. Consequently, buyers benefit from access to a diverse range of surrounding communities, all within easy reach of these Warlingham plots. Additionally, Warlingham Park School offers high-quality independent education for children aged 2 to 11, adding to the area's broad educational choice. Moreover, Woldingham School, a well-regarded independent girls' school, is situated in beautiful countryside nearby and carries an outstanding reputation. Consequently, the area's strong schooling options make Warlingham particularly attractive to families seeking long-term roots in a well-connected and high-quality Surrey village. Where a range is given, the Reserve will sit within that range and will not exceed the top end of the range. Where a single figure Guide Price is given, the Reserve will be within 10%, upwards or downwards, of that figure.

The guide price may be subject to change up to and including the day of the auction. The latest published guide price (or range of prices) is displayed on our website, and you should check the website regularly for updates and on the day of the auction.

All guide prices are quoted “subject to contract”.

The guide price, or range of prices, will be published online immediately it becomes available and you should check the auction website regularly for updates and on the day of the auction.

Reserve Prices

The reserve price is the minimum price at which the Lot can be sold.

Whilst every effort is made to ensure that the advertised guide prices are up to date. it is possible that the reserve price set for any Lot may exceed the previously quoted guide price. This is because the seller may fix the final reserve price just before the Lot is offered for sale and you should check the website regularly for updates and on the day of the auction.
