Description

Palace Auctions proudly presents Lot 103, a rare opportunity to acquire two freehold parcels of potential development land in Sutton, South London. The site sits to the south of Weihurst Court on Carshalton Road and carries the postcode SM1 4SD. Both parcels appear outlined in red on the accompanying plot plan.
Furthermore, prospective buyers can view the full site layout in the legal pack available to download from the Palace Auctions website. This lot offers investors and developers an accessible entry point into the South London land market. In addition, the freehold nature of the title adds long-term security to any acquisition.
Together, the two parcels cover a combined total area of 549.95 square metres, subject to measured survey (STMS). The land is held freehold and forms part of a larger registered title, full details of which appear in the legal pack.
Therefore, buyers should download and review the legal pack carefully before the auction date. The freehold interest carries no leasehold restrictions, giving the successful purchaser maximum flexibility for future use. Moreover, the site's total footprint of 549.95 sqm provides a meaningful platform for development, subject to obtaining the required planning consents from the London Borough of Sutton.
The guide price of £10,000 positions Lot 103 as one of the most accessible freehold land investments available at auction in South London in 2026. Furthermore, freehold land in established residential areas of Greater London continues to attract strong investor interest. As a result, opportunities at this guide level are rare and generate competitive bidding. In addition, the two-parcel structure allows bidders to evaluate the combined site as a single development opportunity. Moreover, the location between Sutton town centre and Carshalton Village underpins the long-term land value. However, all interested parties must conduct their own due diligence and obtain independent professional advice before committing to a bid. Therefore, downloading the full legal pack prior to the auction is essential for all serious buyers.
Furthermore, buyers should instruct their own solicitor to review the pack and advise on the legal position prior to bidding. As a result, informed bidders can bid confidently on auction day without any last-minute surprises. The auction terms and legal compliance page at palaceauctions.com/palace-auctions-2026-important-notice/ contains full details of the conditions of sale applicable to all lots in this auction
The land occupies a prime position in Sutton, situated between the vibrant Sutton town centre to the west and the charming Carshalton Village to the east. Consequently, the site benefits from an enviable dual proximity to two of the borough's most popular destinations. Sutton High Street provides residents and future occupiers with a full range of retail, banking, and dining options. In contrast, Carshalton Village offers independent boutiques, cafes, and a historic village atmosphere just minutes away. As a result, the site sits in a well-served and highly desirable residential corridor within the London Borough of Sutton.
Transport connections from the site are outstanding for a South London location. Sutton railway station lies within easy reach and offers direct rail services to London Victoria and London Bridge, making the site attractive to commuters. Furthermore, multiple bus routes operate along Carshalton Road, providing frequent connections across the borough and into neighbouring areas. Additionally, the A232 Carshalton Road connects drivers directly to the wider Surrey and South London road network. In addition, the proximity to central Sutton means cyclists and pedestrians enjoy well-maintained routes to local amenities and the station. Therefore, the site's transport credentials strengthen its long-term development appeal significantly.
The two parcels carry significant future development potential, subject to obtaining the required planning consents from the London Borough of Sutton. Sutton Council operates an active planning and development management service, accessible via sutton.gov.uk/planning-and-building. Moreover, the borough currently runs a strong regeneration programme, including the landmark Beech Tree Place housing development in Sutton town centre. Consequently, the planning environment in SM1 is actively supportive of well-conceived residential schemes. However, prospective purchasers must satisfy themselves independently regarding planning prospects and make their own enquiries with the council's development management team before bidding. In addition, Palace Auctions recommends engaging a planning consultant to advise on the development potential of the site.
The surrounding area delivers an exceptional range of everyday amenities for future residents and occupiers. Sutton High Street hosts supermarkets, pharmacies, banks, restaurants, and a wide variety of independent and national retailers. Additionally, Sutton Leisure Centre provides gym facilities, swimming, and fitness classes just minutes from the site. Meanwhile, Wandle Park and Sutton Common offer green open spaces for walking, recreation, and family leisure within easy reach. Furthermore, the cafes and independent shops of Carshalton Village create a distinct and appealing local character that attracts families and young professionals alike. As a result, the amenity offering around SM1 4SD is one of the strongest in outer South London.
Families and developers targeting residential use will find the local school offering particularly impressive. Manor Park Primary Academy, located just 0.2 miles from the site in SM1 4AW, holds an Ofsted Outstanding rating — the highest possible award. In addition, Sutton Grammar School in SM1 4AS, rated Ofsted Good, sits approximately 0.3 miles away and enjoys an excellent local reputation. Furthermore, All Saints Benhilton CofE Primary School in SM1 3DA, also rated Ofsted Good, lies around 0.6 miles from the land. Therefore, the site falls within reach of three well-regarded schools, enhancing its appeal for residential development aimed at families. Consequently, any future planning application for residential use can reference strong local educational provision as a material benefit.

A guide price (to include a range of prices), is not an indication of the anticipated eventual selling price or a valuation; it is an indication of the minimum price ( “the Reserve” ) at which (or range of prices within which) the seller might be prepared to sell. The eventual sale price can and frequently does, exceed the guide price.

Where a range is given, the Reserve will sit within that range and will not exceed the top end of the range. Where a single figure Guide Price is given, the Reserve will be within 10%, upwards or downwards, of that figure.

The guide price may be subject to change up to and including the day of the auction. The latest published guide price (or range of prices) is displayed on our website, and you should check the website regularly for updates and on the day of the auction.

All guide prices are quoted “subject to contract”.

Please note the guide price for the Lot does not include: – any Buyers’ Fee charged by the auctioneers; – VAT on the sale price; – SDLT or any other Government taxes.

Additional costs and fees charged by the seller or third parties that might apply to some Lots and/or some buyers.

If a guide price is listed as “TBA”, it means no guide price has been set at present. Please do call our office about this. The guide price, or range of prices, will be published online immediately it becomes available and you should check the auction website regularly for updates and on the day of the auction.

Reserve Prices

The reserve price is the minimum price at which the Lot can be sold.

Whilst every effort is made to ensure that the advertised guide prices are up to date. it is possible that the reserve price set for any Lot may exceed the previously quoted guide price. This is because the seller may fix the final reserve price just before the Lot is offered for sale and you should check the website regularly for updates and on the day of the auction.
