Flexible Planning Potential: Subject to Consents

Buyers of this garage site for sale by auction should note that all future uses are subject to obtaining the necessary planning consents. The 323.49 sq m parcel offers scope for a range of uses under the Telford & Wrekin Local Plan 2011–2031. Options include Class C3 residential (single dwelling or flats), Class E commercial (shops, offices, light industrial), Class B8 storage (self-storage, warehouse), or Sui Generis uses (car hire, workshops). Internal garage conversions are usually permitted development, but new dwellings, commercial, or storage uses require a full planning application. All conversions to habitable space must comply with building regulations. The Local Plan supports infill and brownfield redevelopment, but proposals must address parking and amenity impacts. Pre-application advice is available from Telford & Wrekin Council, and buyers are strongly encouraged to seek professional planning guidance. For more information, visit the Planning Permission Guide.

Existing Garages: Letting and Income Potential

The land and garages in Telford include three existing garages, which are likely to be let on terms unknown to the auctioneers. This presents an immediate opportunity for buyers to benefit from potential rental income, subject to review of the legal pack and confirmation of tenancy arrangements. Garage sites in the Midlands are in high demand for vehicle storage, personal storage, and small business use, with steady rental yields achievable. Investors may choose to retain the garages for ongoing income, redevelop the site (subject to planning), or pursue a mixed-use strategy. The flexibility of this Telford garage and land lot makes it suitable for a wide range of investment objectives, from passive income to active development.

Development and Planning Guidance: Maximising Value

Unlocking the full value of this garages land auction Telford opportunity requires careful consideration of planning and development options. The Telford & Wrekin Local Plan encourages efficient use of land, supports infill and brownfield development, and requires proposals to respect local character and amenity. Loss of existing garages may be resisted if it reduces off-street parking below local standards, so buyers should prepare to address parking provision in any redevelopment proposal. Early engagement with the council’s planning team is recommended to clarify site-specific constraints and opportunities. For detailed planning advice and policy context, consult the Telford & Wrekin Local Plan and the Planning Permission Guide.

Guide Prices

A guide price (to include a range of prices), is not an indication of the anticipated eventual selling price or a valuation; it is an indication of the minimum price ( “the Reserve” ) at which (or range of prices within which) the seller might be prepared to sell. The eventual sale price can and frequently does, exceed the guide price.

Where a range is given, the Reserve will sit within that range and will not exceed the top end of the range. Where a single figure Guide Price is given, the Reserve will be within 10%, upwards or downwards, of that figure.

The guide price may be subject to change up to and including the day of the auction. The latest published guide price (or range of prices) is displayed on our website, and you should check the website regularly for updates and on the day of the auction.

All guide prices are quoted “subject to contract”.

Please note the guide price for the Lot does not include: – any Buyers’ Fee charged by the auctioneers; – VAT on the sale price; – SDLT or any other Government taxes.

Additional costs and fees charged by the seller or third parties that might apply to some Lots and/or some buyers.

If a guide price is listed as “TBA”, it means no guide price has been set at present. Please do call our office about this. The guide price, or range of prices, will be published online immediately it becomes available and you should check the auction website regularly for updates and on the day of the auction.

Reserve Prices

The reserve price is the minimum price at which the Lot can be sold.

Whilst every effort is made to ensure that the advertised guide prices are up to date. it is possible that the reserve price set for any Lot may exceed the previously quoted guide price. This is because the seller may fix the final reserve price just before the Lot is offered for sale and you should check the website regularly for updates and on the day of the auction.

The exact percentage can vary depending on the auction house. At Palace Auctions our buyers premium on Property (Real Estate sales) is normally £5000 plus vat. It is usually clearly stated in the auction’s terms and conditions. It’s crucial for bidders to factor in the buyer’s premium when determining their maximum bid, as it significantly affects the total cost of the property.
