Prime Location at the Heart of Lincolnshire The Brookenby Business Park land is set in a tranquil yet accessible part of Lincolnshire, offering the best of both rural and commercial worlds. The business park lies near the village of Binbrook, just 8 miles northeast of Market Rasen via the B1203. The surrounding landscape is classic Lincolnshire countryside—open, green, and low in population density, providing a peaceful environment for business operations. The village of Brookenby borders the park, offering a close-knit community feel. Market Rasen, the nearest town, provides a full suite of amenities, including shops, schools, healthcare, and professional services. This setting is ideal for businesses seeking space, privacy, and a productive atmosphere away from congested urban centres. The Brookenby Business Park land offers a strategic base for companies looking to benefit from both rural calm and regional connectivity. A Site with a Rich Military Heritage Brookenby Business Park occupies the historic grounds of the former RAF Binbrook, a site steeped in military significance. Established in 1940, RAF Binbrook played a pivotal role during World War II as a Bomber Command base. In the post-war era, it became home to some of the Royal Air Force’s most celebrated jet squadrons, including the last operational English Electric Lightning fighters. The airfield was decommissioned in the late 1980s, after which the Ministry of Defence released the land for redevelopment. The technical and administrative areas were transformed into a thriving commercial park, while the former married quarters evolved into the private village of Brookenby. Today, the Brookenby Business Park land retains substantial infrastructure from its military past, offering robust foundations for new commercial ventures. An Established Commercial Hub Brookenby Business Park is now a vibrant commercial centre, home to a diverse mix of over 30 registered companies at the LN8 6HF postcode. The park accommodates logistics operators, light manufacturers, warehousing businesses, car repair workshops, fish processors, and telecommunications suppliers. Large, converted hangars and technical buildings provide ample floor space for a variety of business activities. The presence of these established enterprises demonstrates the ongoing demand for commercial space at Brookenby. For prospective buyers, the Brookenby Business Park land offers the chance to join a dynamic business community with proven viability. The range of current occupiers highlights the flexibility and appeal of the site for a broad spectrum of commercial uses. Excellent Road and Rail Links Across the Region Connectivity is a key strength of the Brookenby Business Park land. The B1203 road provides direct access to Market Rasen (8 miles southwest) and Grimsby (14 miles northeast), ensuring efficient movement of goods and personnel. The A46 connects westward to Lincoln, approximately 20 miles away, while the A16 offers wider regional access. For rail users, Market Rasen station is the nearest, offering regular services to both Lincoln and Grimsby. Lincoln’s rail links connect to the national network, and Grimsby serves as a major port and logistics hub. These transport links make the Brookenby site especially attractive for businesses involved in storage, distribution, or industrial operations. Buyers with logistics or supply chain requirements will find the location’s accessibility a significant advantage. Guide Prices

A guide price (to include a range of prices), is not an indication of the anticipated eventual selling price or a valuation; it is an indication of the minimum price ( “the Reserve” ) at which (or range of prices within which) the seller might be prepared to sell. The eventual sale price can and frequently does, exceed the guide price.

Where a range is given, the Reserve will sit within that range and will not exceed the top end of the range. Where a single figure Guide Price is given, the Reserve will be within 10%, upwards or downwards, of that figure.

The guide price may be subject to change up to and including the day of the auction. The latest published guide price (or range of prices) is displayed on our website, and you should check the website regularly for updates and on the day of the auction.

All guide prices are quoted “subject to contract”.

Please note the guide price for the Lot does not include: – any Buyers’ Fee charged by the auctioneers; – VAT on the sale price; – SDLT or any other Government taxes.

Additional costs and fees charged by the seller or third parties that might apply to some Lots and/or some buyers.

If a guide price is listed as “TBA”, it means no guide price has been set at present. Please do call our office about this. The guide price, or range of prices, will be published online immediately it becomes available and you should check the auction website regularly for updates and on the day of the auction.

Reserve Prices

The reserve price is the minimum price at which the Lot can be sold.

Whilst every effort is made to ensure that the advertised guide prices are up to date. it is possible that the reserve price set for any Lot may exceed the previously quoted guide price. This is because the seller may fix the final reserve price just before the Lot is offered for sale and you should check the website regularly for updates and on the day of the auction.

Buyers Premium

A buyer’s premium is an additional charge that successful bidders are required to pay on top of their final bid price at a property auction. This fee is typically a percentage of the final bid and is paid directly to the auction house. It serves as a kind of commission for the auctioneer’s services. The exact percentage can vary depending on the auction house. At Palace Auctions our buyers premium on Property (Real Estate sales) is normally £5000 plus vat. It is usually clearly stated in the auction’s terms and conditions. It’s crucial for bidders to factor in the buyer’s premium when determining their maximum bid, as it significantly affects the total cost of the property.

Standard Contract and Administration fees and additional charges (every sale or purchase).

For each Lot, a documentation charge / Fee is payable on the fall of the hammer to Palace Auctions as follows:

Residential Auctions – Lots sold for £10,000 or more: Buyers’ Fee of £1,500 inclusive of VAT.
