A freehold plot with hope value in Coates, near Whittlesey
Palace Auctions is instructed to sell Plot 11, a freehold plot of land on the south side of Fieldside in the village of Coates, near Whittlesey and Peterborough. The plot extends to approximately 502 sq m (5,404 sq ft or 0.12 acres), subject to measured survey. It is offered with vacant possession on completion.
Plot 11 is one of just 16 plots laid out on a field on the edge of the village, next to existing homes on Fieldside. The site is easily reached from Fieldside. Plot 11 lies on the eastern side of the site, directly opposite Nos. 74 to 76 Fieldside. The layout plan shows the plots arranged either side of a proposed central access road.
The land is open grassland. It has no planning permission and is not known to be allocated for development. Its position on the edge of an established village gives it significant hope value for the longer term. Any future development would depend on planning permission from Fenland District Council and, in practice, on the other plots in the layout. Palace Auctions gives no assurance that permission will ever be granted.
The plot may appeal to investors holding land for the longer term and to buyers looking for amenity land in a rural village setting.
The lot is sold under an unconditional auction contract. Contracts exchange on the fall of the hammer, and completion is 28 days later.

The Land
Plot 11 is a parcel of open grassland on the eastern side of a field laid out as 16 plots on the south side of Fieldside, directly opposite Nos. 74 to 76 Fieldside. Its boundaries are shown on the plan in the legal pack, and buyers should check the extent of the plot against it. Any plan, layout or image in these particulars is for identification only. The plot boundaries may not be marked on the ground.
There are no buildings on the land, and no mains services are known to be connected. There is no planning permission for any use or development.
Access: The site is reached from Fieldside, and the layout shows a proposed central access road serving the plots. Buyers must satisfy themselves from the legal pack as to:
- the rights of way granted to Plot 11, including their route
- whether those rights cover vehicles as well as pedestrians
- who owns and maintains the access land
- any obligation to contribute to its construction or upkeep
Flood risk: Coates lies in the Fens. Buyers should check the flood risk for the plot with the Environment Agency.
Planning
Any change of use or development would need planning permission from Fenland District Council, and other consents may be required. The 16-plot layout shows how the field has been divided for sale. It is not an approved development scheme. Palace Auctions gives no assurance that planning permission would be granted for the plot or the wider site. Buyers should take their own planning advice and make their own enquiries with the council before bidding.
