It is not often that three apartments in the same modern development, a four-minute walk from one of Britain’s finest beaches, come to auction on the same day. At our Claridge’s sale on Wednesday 28 October 2026 we are offering Lots 6, 7 and 8 – 1, 9 and 2 Oceanpoint, Sandy Lane, Woolacombe, North Devon EX34 7AY.
Each is a modern duplex apartment built in 2017, with sea views, underground parking, lift access and a 999-year lease with a share of the freehold. Each already has an established holiday-let following, with Airbnb ratings of 4.8 stars or more from well over 200 reviews apiece. Whether you are looking for a seaside home, a second home or a ready-made income, these are three of the most appealing lots in our October catalogue.
Oceanpoint, Woolacombe – the development
Oceanpoint is a boutique, gated development of just 12 apartments on Sandy Lane, around 0.2 miles from Woolacombe’s three-mile Blue Flag beach. It was built in 2017 to a high specification, with underfloor heating powered by air source heat pumps, lift access, and a secure underground car park with CCTV and EV charging.
The building has been designed for coastal living: there is a communal surfboard and wetsuit store with an outdoor shower, so you can walk back from the waves and rinse off before you go inside. Each apartment is sold on a 999-year lease from 2017 together with a 1/12th share of the freehold, and the service charge is £2,340 a year.
Importantly for investors, the listings state that each apartment has planning permission for use as a permanent home or as a holiday let, and each is business rated as a holiday let by North Devon Council.
Lot 6 – 1 Oceanpoint: three-bedroom duplex, guide £650,000
The largest of the three, 1 Oceanpoint extends to about 1,033 sq ft (96 sq m) over the ground and first floors and sleeps up to eight guests.
- Open-plan kitchen, dining and living room with breakfast bar and built-in appliances
- Private south-west-facing terrace with sea views, catching the afternoon and evening sun
- Principal bedroom with en suite, two further bedrooms, all with balcony access and sea views
- Two allocated underground parking spaces with EV charging
- EPC rating B
- Sold furnished as a going concern, with vacant possession on completion
1 Oceanpoint trades on Airbnb with a 4.81-star rating from more than 250 reviews. The seller reports 2026 bookings to date of £60,000 net of Airbnb’s host fee, about £69,000 gross – a gross yield of around 10% at the guide price before running costs, with further late bookings expected for the rest of the year.

Lot 7 – 9 Oceanpoint: two-bedroom top-floor duplex, guide £525,000
9 Oceanpoint is a two-bedroom duplex of about 883 sq ft (82 sq m) on the first and second floors, sleeping four. The living space is on the top floor, so you enjoy the best of the views while you cook, eat and relax.
- Double-aspect open-plan kitchen, dining and living room on the top floor with sea views
- Principal bedroom with en suite and private south-facing balcony overlooking the ocean
- Twin bedroom and family bathroom
- One allocated underground parking space with EV charging
- Airbnb “Guest Favourite” with a 4.84-star rating from more than 230 reviews
The seller reports 2026 bookings to date of £59,064 net of Airbnb’s host fee, about £52,400 gross – roughly 10% gross at the guide price, before running costs.

Lot 8 – 2 Oceanpoint: two-bedroom duplex with terrace and courtyard, guide £550,000
2 Oceanpoint is a two-bedroom duplex of about 896 sq ft (83 sq m), sleeping four, with something the others do not have: a south-west-facing terrace of around 25 sq m and a private rear courtyard.
- Open-plan kitchen, dining and living room opening onto the terrace, with views along the coast
- Principal bedroom with en suite and a balcony looking across the beach to Baggy Point
- Twin bedroom, family bathroom and guest cloakroom
- One allocated underground parking space with EV charging
- EPC rating C
- Sold furnished with vacant possession on completion
The owner currently lives at 2 Oceanpoint, but it has previously been let as a holiday home with a 4.8-star Airbnb rating from over 220 reviews. The seller estimates that, run as a holiday let, it could take around £3,000 a year more than 9 Oceanpoint thanks to its terrace and courtyard – roughly £59,400 to £60,400 gross a year, or 9.6% to 10.2% at the guide price, before running costs.

A note on the income figures
The holiday-let figures above are supplied by seller and have been verified by Palace Auctions. They are not a forecast they can be trusted. Buyers should allow for the service charge, cleaning, laundry, utilities, business rates, maintenance, insurance and management, and should check the figures themselves. Airbnb performance screenshots are available to bona fide buyers on request.
Why Woolacombe?
Woolacombe has long been one of the most loved seaside villages in the country. Its three miles of golden sand draw families, surfers and walkers all year round. The coastline is an Area of Outstanding Natural Beauty and the South West Coast Path runs right past, linking Mortehoe, Baggy Point, Croyde, Saunton Sands, Braunton and Ilfracombe, with Exmoor beyond.
For a holiday-let investor, that matters. Demand on this coast is not just a few weeks in August – surfers, walkers and families come in spring, autumn and over Christmas too, and good, modern, sea-view apartments with parking are always in short supply. The ratings and review counts these three apartments have already built up show what guests think of them.
Getting there
- Rail: Barnstaple, about 13 miles away, on the Tarka Line to Exeter St Davids
- Road: the A361 North Devon Link Road to the M5 at Junction 27
- Schools: Woolacombe School (ages 2–11) is a short walk away; Braunton Academy (11–16) is about 5 miles; West Buckland School (independent, 3–18) is near Barnstaple
Buying at auction – one, two or all three
Each apartment is a separate lot, so you can bid on one, two or all three. Together the three guide prices total £1,725,000 for a ready-made portfolio of nine bedrooms in one well-run building.
As with every Palace sale, these lots are sold under an unconditional auction contract. When the hammer falls you exchange contracts there and then, pay a 10% deposit and the buyer’s premium, and complete on the date set out in the special conditions. That certainty is exactly why buyers and sellers like auctions: no chains, no gazumping and no long delays.

Guide prices and reserves
A guide price is an indication of the seller’s current minimum acceptable price at auction. Each lot is offered subject to a reserve, which is confidential and will not be more than 10% above a single-figure guide. Guide prices and reserves may change up to the day of the auction. Lots may be sold or withdrawn before the auction.
These details are a general guide and do not form part of any contract. Measurements, income figures and descriptions are approximate and supplied by the sellers, and buyers must rely on their own inspection, enquiries and the legal pack. All lots are sold subject to the RICS Common Auction Conditions, the Palace Auctions General Conditions of Sale and the Special Conditions of Sale.
