Introduction: Troedyrhiw Development Site Auction Opportunity

Welcome to the Troedyrhiw development site auction, a unique opportunity to acquire a substantial parcel of land in the heart of South Wales. This lot, “Land east of Fernhill Close, Troedyrhiw, Merthyr Tydfil, CF48 4NA,” is offered by Palace Auctions London with a guide price of £150,000. The site comprises two adjoining parcels, totalling approximately 14,406 square metres (subject to measured survey). The property benefits from the legacy of previously established residential development consent, believed to have lapsed for 12 units. This auction presents a rare chance for investors, developers, and self-builders to secure a site with significant potential in a region experiencing strong regeneration and housing demand. The auction will take place on 24 June 2026, with full details and legal packs available via our Current Auction Catalogue. The focus keyphrase, Troedyrhiw development site auction, is central to this listing and reflects the unique investment appeal of this lot.

Site Configuration: Two Parcels Totalling 14,406 sq m (STMS)

The Troedyrhiw development site auction lot consists of two adjoining parcels of land, together extending to approximately 14,406 square metres (subject to measured survey). The configuration offers flexibility for phased development, subdivision, or a comprehensive residential scheme. The land is situated to the east of Fernhill Close, within a well-established residential area. The site’s generous size and dual-parcel layout provide scope for a range of design and planning approaches, subject to the necessary consents. Buyers are encouraged to review the site plan and boundary details in the legal pack. The land’s scale and setting make it one of the most significant opportunities in the current South Wales auction calendar, ideal for those seeking a project with both immediate and long-term value. The Troedyrhiw development site auction is expected to attract strong interest from local and regional developers.

Lapsed Planning Consent: 12 Residential Units

A key feature of the Troedyrhiw development site auction is the benefit of previously established residential development consent, believed to have lapsed for 12 units. In Wales, planning permission typically lasts five years from the date of grant. If development does not commence within this period, the consent lapses and a new application is required.  While the original consent is no longer valid, its existence demonstrates that the site was once considered suitable for residential development. This history may support future planning applications, although buyers must satisfy themselves as to the prospects of securing new consent. The process for reapplying involves submitting a fresh planning application and paying the relevant fees, which are set by the Welsh Government and can be reviewed at GOV.WALES Planning Application Fees. The Troedyrhiw development site auction offers a valuable foundation for those seeking to unlock the site’s full potential.

Village Location: Troedyrhiw in the Taff Valley

The Troedyrhiw development site auction is set in the picturesque village of Troedyrhiw, part of the Merthyr Tydfil County Borough. Nestled in the Taff Valley, Troedyrhiw offers a blend of scenic beauty and community spirit. The village is surrounded by rolling hills and is close to the Brecon Beacons National Park, making it attractive for families and outdoor enthusiasts. Local amenities include shops, schools, parks, and community facilities, all within easy reach of the site. The area’s welcoming atmosphere and established infrastructure enhance its appeal for residential development. Troedyrhiw’s location, just south of Merthyr Tydfil town, provides access to a wider range of services and employment opportunities. The Troedyrhiw development site auction is an ideal choice for those seeking a balance of rural charm and urban convenience.

Transport Links: Rail, A470, M4, and A465

Connectivity is a major advantage of the Troedyrhiw development site auction. The village benefits from excellent transport links, making it highly accessible for commuters and residents. Troedyrhiw railway station offers direct services to Merthyr Tydfil and Cardiff, with the Welsh capital just 24 miles to the south. The A470 trunk road provides fast road access to Cardiff and the M4 motorway, while the A465 and A4060 connect the area to the wider South Wales region. Regular bus services and proximity to Merthyr Tydfil’s transport interchange further enhance accessibility. Recent infrastructure improvements, including upgrades to key routes, support the area’s growth and investment potential. The Troedyrhiw development site auction is perfectly positioned for those seeking a well-connected base in South Wales.

Regeneration Investment: Over £45 Million in Merthyr Tydfil

The Troedyrhiw development site auction benefits from its location within a region undergoing significant regeneration. Merthyr Tydfil has attracted over £45 million in investment through major programmes such as the Plan for Neighbourhoods (£20 million) and the Transforming Towns initiative (over £25 million). These schemes focus on improving housing, transport, public spaces, and community facilities. Additional funding from the Welsh Government and Cardiff Capital Region supports employment, infrastructure, and business growth. Projects like the Parks Alive initiative have enhanced local green spaces, including in Troedyrhiw. This sustained investment is transforming the area, making it more attractive for residents, businesses, and investors. The Troedyrhiw development site auction offers buyers the chance to participate in the next phase of the region’s regeneration story. For more on local regeneration, visit Merthyr Tydfil Council’s Plan for Neighbourhoods.

Welsh Government Housing Policy: 20,000 Homes Target and Help to Buy Wales

The Troedyrhiw development site auction is underpinned by strong policy support for new housing in Wales. The Welsh Government has set a target to deliver 20,000 new low-carbon homes for rent in the social sector by the end of 2026. By May 2026, over 18,600 homes are forecast to be delivered, with the full target expected to be met by year-end. The Help to Buy Wales scheme, extended to September 2026, continues to support demand for new build homes and underpins the market for development land. Planning reforms and flexible development loans further encourage residential delivery. Buyers at the Troedyrhiw development site auction can take confidence from these supportive policies, which are driving demand and investment in the region. Guide Prices

A guide price (to include a range of prices), is not an indication of the anticipated eventual selling price or a valuation; it is an indication of the minimum price ( “the Reserve” ) at which (or range of prices within which) the seller might be prepared to sell. The eventual sale price can and frequently does, exceed the guide price.

Where a range is given, the Reserve will sit within that range and will not exceed the top end of the range. Where a single figure Guide Price is given, the Reserve will be within 10%, upwards or downwards, of that figure.

The guide price may be subject to change up to and including the day of the auction. The latest published guide price (or range of prices) is displayed on our website, and you should check the website regularly for updates and on the day of the auction.

All guide prices are quoted “subject to contract”.

Please note the guide price for the Lot does not include: – any Buyers’ Fee charged by the auctioneers; – VAT on the sale price; – SDLT or any other Government taxes.

Additional costs and fees charged by the seller or third parties that might apply to some Lots and/or some buyers.

If a guide price is listed as “TBA”, it means no guide price has been set at present. Please do call our office about this. The guide price, or range of prices, will be published online immediately it becomes available and you should check the auction website regularly for updates and on the day of the auction.

Reserve Prices

The reserve price is the minimum price at which the Lot can be sold.

Whilst every effort is made to ensure that the advertised guide prices are up to date. it is possible that the reserve price set for any Lot may exceed the previously quoted guide price. This is because the seller may fix the final reserve price just before the Lot is offered for sale and you should check the website regularly for updates and on the day of the auction.

The exact percentage can vary depending on the auction house. At Palace Auctions our buyers premium on Property (Real Estate sales) is normally £5000 plus vat. It is usually clearly stated in the auction’s terms and conditions. It’s crucial for bidders to factor in the buyer’s premium when determining their maximum bid, as it significantly affects the total cost of the property.

Standard Contract and Administration fees and additional charges (every sale or purchase).

For each Lot, a documentation charge / Fee is payable on the fall of the hammer to Palace Auctions as follows:
