Description

Plot 30, Land to the Rear of Springfield Social Club, 198 Dudley Road, Rowley Regis, West Midlands B65 8PX

For Sale by Auction — Wednesday 28th October 2026 at 1.00pm, Claridge's, Brook Street, Mayfair, London W1K 4HR Guide Price: £20,000 Freehold | Vacant Possession | Approximately 500 sq m (5,382 sq ft / 0.12 acres) STMS Buyer's premium and contract documents charge apply. See Buyer's Costs below.

A freehold plot at Rowley Regis, just metres from Springfield Social Club

Palace Auctions is instructed to sell Plot 30, a freehold plot of land off Dudley Road in Rowley Regis, lying just metres from the rear of the Springfield Social Club building. The plot extends to approximately 500 sq m (5,382 sq ft or 0.12 acres), subject to measured survey. It is offered with vacant possession on completion.

Plot 30 is one of 42 plots laid out across a field between the houses of Dudley Road and the Rowley Hills. It sits at the eastern end of the field, close to the social club and the site entrance. This is a separate lot from Plot 4 (Lot 26), which lies in the same field.

The land is open and has no planning permission. It is in an established residential part of Rowley Regis. To the north, Sandwell Council approved detailed plans in 2023 for 278 homes on the former Edwin Richards Quarry. That permission does not extend to this plot. Palace Auctions gives no assurance that permission would be granted for Plot 30 or the wider field.

The plot may appeal to investors holding land for the longer term and to buyers looking for amenity land close to the social club and Dudley Road.

The lot is sold under an unconditional auction contract. Contracts exchange on the fall of the hammer, and completion is 28 days later.

Key Features

  • Freehold plot of approximately 500 sq m (5,382 sq ft) STMS
  • Vacant possession on completion
  • Just metres from the rear of Springfield Social Club, Dudley Road
  • Eastern end of a 42-plot field, close to the site entrance
  • Established residential area of Rowley Regis, Sandwell
  • Next to the approved 278-home former quarry scheme to the north
  • No planning permission; any use subject to consents

The Land

Plot 30 is a parcel of open land at the eastern end of a field divided into 42 plots, behind the houses fronting Dudley Road. It lies close to the rear of the Springfield Social Club building and to Plot 31. Its boundaries are shown on the plan in the legal pack, and buyers should check the extent of the plot against it. The plot boundaries may not be marked on the ground. Any plan, layout or image in these particulars is for identification only.

There are no buildings on the land, and no mains services are known to be connected. There is no planning permission for any use or development.

Access: Access to the field is over adjoining land from Dudley Road, beside the social club. The layout shows a proposed internal road serving the plots. Buyers must satisfy themselves from the legal pack as to:

  • the rights of way granted to Plot 30, including their route
  • whether those rights cover vehicles as well as pedestrians
  • who owns and maintains the access land
  • any obligation to contribute to its construction or upkeep

Designations: Buyers should check with Sandwell Council whether the land is affected by any Green Belt, open space or nature conservation designation.

Planning

Any change of use or development would need planning permission from Sandwell Metropolitan Borough Council, and other consents may be required. The 42-plot layout shows how the field has been divided for sale. It is not an approved development scheme. Palace Auctions gives no assurance that permission would be granted. Buyers should take their own planning advice and make their own enquiries with the council before bidding.

Location

Rowley Regis is a residential town in the Black Country, in the Metropolitan Borough of Sandwell, set beneath the Rowley Hills between Dudley, Halesowen and Oldbury. The plot lies off Dudley Road, close to:

Rowley Regis and Old Hill stations are each about 1.3 miles away. Trains from Rowley Regis reach Birmingham Snow Hill in around 16 minutes, about three times an hour.

Important Notices & Guidance Notes

Important notices

Pre-registration approval to bid, guide prices, reserves, additional charges and other matters.

Pre-registration approval to bid Palace Auctions now require all bidders who wish to bid at our Auctions to register. All checks required by current anti-money laundering legislation must be satisfactorily completed as part of this process before prior approval to bid will be given.

Please use the links on our website to pre-register. Following approval to bid, the buyer named in your registration cannot be changed without the consent of the auctioneers.

Guide Prices

A guide price (to include a range of prices), is not an indication of the anticipated eventual selling price or a valuation; it is an indication of the minimum price ( “the Reserve” ) at which (or range of prices within which) the seller might be prepared to sell. The eventual sale price can and frequently does, exceed the guide price.

Where a range is given, the Reserve will sit within that range and will not exceed the top end of the range. Where a single figure Guide Price is given, the Reserve will be within 10%, upwards or downwards, of that figure.

The guide price may be subject to change up to and including the day of the auction. The latest published guide price (or range of prices) is displayed on our website, and you should check the website regularly for updates and on the day of the auction.

All guide prices are quoted “subject to contract”.

Please note the guide price for the Lot does not include: – any Buyers’ Fee charged by the auctioneers; – VAT on the sale price; – SDLT or any other Government taxes.

Additional costs and fees charged by the seller or third parties that might apply to some Lots and/or some buyers.

If a guide price is listed as “TBA”, it means no guide price has been set at present. Please do call our office about this. The guide price, or range of prices, will be published online immediately it becomes available and you should check the auction website regularly for updates and on the day of the auction.

Reserve Prices

The reserve price is the minimum price at which the Lot can be sold.

Whilst every effort is made to ensure that the advertised guide prices are up to date. it is possible that the reserve price set for any Lot may exceed the previously quoted guide price. This is because the seller may fix the final reserve price just before the Lot is offered for sale and you should check the website regularly for updates and on the day of the auction.

We deal in properties that come with their own unique set of risks, which our sophisticated buyers understand. If you’re uncertain about meeting these prerequisites, we recommend seeking independent advice or reaching out to us directly.”

Buyers Premium

A buyer’s premium is an additional charge that successful bidders are required to pay on top of their final bid price at a property auction. This fee is typically a percentage of the final bid and is paid directly to the auction house. It serves as a kind of commission for the auctioneer’s services. The exact percentage can vary depending on the auction house. At Palace Auctions our buyers premium on Property (Real Estate sales) is normally £5000 plus vat. It is usually clearly stated in the auction’s terms and conditions. It’s crucial for bidders to factor in the buyer’s premium when determining their maximum bid, as it significantly affects the total cost of the property.

Standard Contract and Administration fees and additional charges (every sale or purchase).

For each Lot, a documentation charge / Fee is payable on the fall of the hammer to Palace Auctions as follows:

Residential Auctions – Lots sold for £10,000 or more: Buyers’ Fee of £1,500 inclusive of VAT.

Lots sold for less than £10,000: Buyers’ Fee of £1000 inclusive of VAT.

Commercial Properties – All Lots: Buyers Fee £1,000 excluding VAT

Additional charges and fees might be charged by the seller and/or other third parties. You are strongly advised to read the Special Conditions of Sale for the Lot prior to bidding to check for any additional charges and fees and to check the addendum which might also (but does not always) contain details of such amounts.

VAT may be chargeable in addition to the sale price for the Lot. The auctioneer will announce this and will be contained within the particulars.

Other Matters

Please note that Lots may be sold or withdrawn at any time prior to auction.

Please note that the amount of Bidder Security (payable on application to bid at the auction) and the Buyer’s Fee may be varied from the standard amounts quoted upon or website or by a member of our sales team. So please check.

Please refer to the addendum, the Particulars and/or the conditions of sale.
