Description

Lot 93 – 289 Longheath Gardens, Croydon CR0 7TZ (late entry) Auction: Wednesday 28 October 2026 at 1.00 pm, The Mirror Room, Claridge's, Brook Street, Mayfair, London W1K 4HR Guide price: £340,000 Tenure: Freehold, sold subject to the existing tenancy Property: Detached bungalow with attached garage on a corner plot Income: about £1,600 a month (£19,200 a year) Planning: Prior approval for an additional storey – 25/02775/GPDO Buyer's costs: see Buyer's Costs below

The Opportunity

A late entry to our Claridge's sale: a freehold detached bungalow on a corner plot in Shirley, Croydon, let and producing about £19,200 a year, with prior approval for an additional storey granted by the London Borough of Croydon on 24 October 2025. That gives a buyer two routes: hold it as an income-producing investment – about 5.6% gross at the £340,000 guide, with the rent understood to be below the market – or use the approval to add a first floor and create a substantially larger family house. Detached houses with garages on corner plots are rarely offered in this part of Croydon, and the approval runs until October 2028.

Key Features

  • Freehold detached bungalow on a corner plot
  • Attached garage and front garden
  • Prior approval for an additional storey (25/02775/GPDO, granted 24 October 2025)
  • Let at about £1,600 a month – £19,200 a year
  • About 5.6% gross yield at the guide price
  • Ready for refurbishment – scope to add value
  • Established residential area of Shirley, Croydon
  • Late entry – Lot 93, Claridge's, 28 October 2026

The Property

289 Longheath Gardens is a brick-built detached bungalow under a pitched roof, standing on a corner plot with a front lawn and an attached garage. The building's footprint is about 11.8 m by 12.4 m. The property is in need of refurbishment, which is reflected in the guide price.

Accommodation

The accommodation is arranged on the ground floor. Full room details and floor plans are available to download from this page.

Planning

Prior approval was granted on 24 October 2025 under reference 25/02775/GPDO for one additional storey, under Class AA of Part 1 of the General Permitted Development Order 2015. The approved drawings, by Suburban Studios Ltd, show a new ridge height of about 7.7 m, with ceiling heights of about 2.5 m on the ground floor and 2.4 m on the first floor. The conditions include:
  • materials to match the existing building;
  • no windows in the side elevations; and
  • the works to be completed within three years of the approval – by October 2028.
Croydon has an Article 4 Direction removing permitted development rights for small HMOs, so any conversion to flats or a house in multiple occupation would need full planning permission. Buyers should check the approval and drawings and make their own enquiries of the London Borough of Croydon.

The Income

The property is let at about £1,600 a month (£19,200 a year), which the seller considers to be below the current market rent. It is sold subject to the existing tenancy. Details of the tenancy are in the legal pack, and buyers should check them before bidding.

The Location

Longheath Gardens is a residential road in the Shirley North ward of Croydon, close to local schools, shops and parks, with Long Lane and Ashburton Park nearby. Elmers End station and the Croydon Tramlink are within easy reach, giving links to central London, and East Croydon station – with fast trains to London Bridge, London Victoria and Gatwick – is a short drive or tram ride away. Croydon town centre's continuing regeneration underpins demand from tenants and owner-occupiers alike.

Important Notices & Guidance Notes

Pre-registration approval to bid, guide prices, reserves, additional charges and other matters.

Pre-registration approval to bid Palace Auctions now require all bidders who wish to bid at our Auctions to register. All checks required by current anti-money laundering legislation must be satisfactorily completed as part of this process before prior approval to bid will be given.

Guide Prices

A guide price (to include a range of prices), is not an indication of the anticipated eventual selling price or a valuation; it is an indication of the minimum price ( “the Reserve” ) at which (or range of prices within which) the seller might be prepared to sell. The eventual sale price can and frequently does, exceed the guide price.

Where a range is given, the Reserve will sit within that range and will not exceed the top end of the range. Where a single figure Guide Price is given, the Reserve will be within 10%, upwards or downwards, of that figure.

The guide price may be subject to change up to and including the day of the auction. The latest published guide price (or range of prices) is displayed on our website, and you should check the website regularly for updates and on the day of the auction.

All guide prices are quoted “subject to contract”.

Please note the guide price for the Lot does not include: – any Buyers’ Fee charged by the auctioneers; – VAT on the sale price; – SDLT or any other Government taxes.

Additional costs and fees charged by the seller or third parties that might apply to some Lots and/or some buyers.

If a guide price is listed as “TBA”, it means no guide price has been set at present. Please do call our office about this. The guide price, or range of prices, will be published online immediately it becomes available and you should check the auction website regularly for updates and on the day of the auction.

Reserve Prices

The reserve price is the minimum price at which the Lot can be sold.

Whilst every effort is made to ensure that the advertised guide prices are up to date. it is possible that the reserve price set for any Lot may exceed the previously quoted guide price. This is because the seller may fix the final reserve price just before the Lot is offered for sale and you should check the website regularly for updates and on the day of the auction.

Buyers Premium

A buyer’s premium is an additional charge that successful bidders are required to pay on top of their final bid price at a property auction. This fee is typically a percentage of the final bid and is paid directly to the auction house. It serves as a kind of commission for the auctioneer’s services. The exact percentage can vary depending on the auction house. At Palace Auctions our buyers premium on Property (Real Estate sales) is normally £2000 plus vat Rising up to 2% plus Vat on lots over £101,000 It is usually clearly stated in the auction’s terms and conditions. It’s crucial for bidders to factor in the buyer’s premium when determining their maximum bid, as it significantly affects the total cost of the property.

Standard Contract and Administration fees and additional charges (every sale or purchase).

For each Lot, a documentation charge / Fee is payable on the fall of the hammer to Palace Auctions as follows:

Residential Auctions – Lots sold for £10,000 or more: Buyers’ Fee of £1,000 inclusive of VAT.

Lots sold for less than £10,000: Buyers’ Fee of £1000 inclusive of VAT.

Commercial Properties – All Lots: Buyers Fee £1,000 Plus VAT

Additional charges and fees might be charged by the seller and/or other third parties. You are strongly advised to read the Special Conditions of Sale for the Lot prior to bidding to check for any additional charges and fees and to check the addendum which might also (but does not always) contain details of such amounts.

VAT may be chargeable in addition to the sale price for the Lot. The auctioneer will announce this and will be contained within the particulars.

Other Matters

Please note that Lots may be sold or withdrawn at any time prior to auction.

Please note that the amount of Bidder Security (payable on application to bid at the auction) and the Buyer’s Fee may be varied from the standard amounts quoted upon or website or by a member of our sales team. So please check.
